The selling process
Five steps, no surprises.
Free valuation
We start with a real number. Chris reviews recent nearby sales and current demand, then explains what your home is worth today and why.
A plan to prep
Together we decide what is worth doing before listing. Small fixes, staging, decluttering. Only what actually moves the price.
Photos and launch
Professional photos, sharp listing copy, and a coordinated push across the MLS, search portals and social so the right buyers see it fast.
Showings and offers
Chris manages showings and feedback, then walks you through every offer. Not just price, but terms, financing and how likely each one is to close.
Negotiate and close
Chris negotiates hard on your behalf, manages inspections and the appraisal, and keeps the deal on track all the way to the closing table.
Ready when you are.
Start with the free valuation above. No commitment until you decide to list.
Start nowHow pricing really works
The right price sells for more.
It sounds backwards, but overpricing is what leaves money on the table. A home priced too high sits, goes stale, and ends up selling for less than one priced right from day one.
Chris prices your home to attract real buyers and real offers early, when attention is highest. That is how you create competition, not by guessing high and hoping.

Seller questions
Selling, answered honestly.
How do you decide what to list my home for?
Chris prices on real data. He looks at what comparable homes near you actually sold for in recent months, the condition and features of your home, and how many buyers are active right now. You get a number with the reasoning behind it, not a guess and not an inflated figure to win your listing.
What does it cost to sell with Ponce Homes?
The home valuation and the listing consultation are free. Commission is agreed in writing before your home goes on the market and is typically paid at closing out of the sale proceeds, so there is nothing out of pocket up front. Chris will walk you through every number before you sign anything.
How long does it take to sell a home in this area?
It depends on price, condition and the season, and Chris will give you a realistic range for your specific home and town up front. A well-priced, well-prepared home across North and Central New Jersey tends to move quickly. Overpricing is the most common reason a home sits.
Do I need to make repairs or renovate before selling?
Usually not a full renovation. Chris will tell you which small fixes and prep actually return more than they cost and which ones to skip. The goal is the highest net in your pocket, not spending money for the sake of it.
What if my home does not sell?
You are not locked into a bad situation. Chris reviews pricing, marketing and feedback with you regularly, and adjusts the plan if the market is telling us something. You will always know where you stand and what the options are.
Curious what your home would sell for?
Free, honest, and no obligation to list.
